Classifications and Requirements of Appraisers

State-Registered Appraiser
State-Licensed Appraiser
State-Certified Residential Appraiser
State-Certified General Appraiser

Note about competency: All classifications of appraisers must comply with the Competency Rule of the Uniform Standards of Professional Appraisal Practice. All are also responsible, regardless of transaction value, for knowing the difference between having the authority to perform an appraisal and having the necessary qualifications through experience, knowledge and training to perform an appraisal competently.

75 hours of appraisal education, including 15 hour uniform standards course (See AQB Education Requirements.)

May perform any noncomplex property appraisal with a transaction value of less than $250,000 and assist a certified appraiser in the preparation of federally related transaction purpose appraisals.

(Mid-Level Residential Licensure)
Education Requirements

150 hours of appraisal education, including 15 hour uniform standards course. (See AQB Education Requirements.)

Effective July 1, 2014 150 hours appraisal education, including the 15 hour uniform standards course, 30 semester credit hours of college-level education, 2,000 hours experience across at least 12 months, AQB approved exam. (See ARSD 20:14:05.)

Transactions Requiring State-Licensed Appraiser

Any noncomplex nonresidential property appraisal or complex one- to four-family residential property appraisal with a transaction value of less than $250,000 and any noncomplex one- to four-family residential property appraisal with a transaction value of less than $1,000,000.
State-Certified Residential Appraiser
(Highest Level of Residential Certification)
Education Requirements

200 hours of appraisal education, including 15 hour uniform standards course, associate degree or 21 semester credit hours in specific subject matter. (See AQB Education Requirements.)

Effective July 1, 2014 200 hours appraiser education, including the 15 hour uniform standards course, bachelor’s degree or higher, 2,500 hours experience across at least 24 months, including at least 1,250 hours residential experience, AQB approved exam. (See ARSD 20:14:05.)

2,500 hours across at least 24 months, including at least 1,250 hours of residential experience. See Experience Guidelines for more information.
AQB Approved Examination Required
Transactions Requiring State-Certified Residential Appraiser

Any noncomplex non-residential property appraisal with a transaction value of less than $250,000 and any one- to four-family residential property appraisal without regard to transaction value or complexity.
State-Certified General Appraiser

300 hours of appraisal education, including 15 hour uniform standards course, bachelor's degree or 30 semester credit hours in specific subject matter. (See AQB Education Requirements.)

Effective July 1, 2014 300 hours appraiser education, including the 15 hour uniform standards course, bachelor’s degree or higher, 3,000 hours experience across at least 30 months, including at least 1,500 hours non-residential experience, AQB approved exam. (See ARSD 20:14:05.)
